It comes with three-and-a-half acres, a five-bedroom house and a train carriage.

In Mullion Creek, about 16km north of Orange, the property has a buyer's guide of $1.09 million to $1.15 million.

There is a dam and 100,000 litres of water storage.

Reader Andrew has told us the train carriage is an HFH2212 HUB country class carriage. These trains were in operation in NSW from the late 1940s, but by 2000 they had been phased out. Many were auctioned in the mid-1990s.

The carriage on the Mullion Creek property has been converted into accommodation. A front verandah has been added.

The home has what is described as a "flexible floor plan" that is currently used as five large bedrooms, but could be adapted to four bedrooms with the fifth bedroom as an extra living room.

The master bedroom has a walk-in robe and renovated ensuite.

There are two reverse cycle air conditioners and wood heating, a 10-kilowatt solar system and a four-bay shed with loft.

There is a small market in Australia for old train carriages. Some are dilapidated and in need of total restoration, while others have been reasonably well looked after.

The prices tend to range from the low thousands to about $50,000, with transportation on top.
