A 50-acre property with appealing views across Spring Creek has been placed on the market.
The acreage on "Montauban" - which shares its name with a town in southwestern France - is divided into 12 paddocks, each with watering points. For the past 10 years the property has consistently run 40 Hereford cows and calves.
The property's residence has three bedrooms, and an office that could be used as a fourth bedroom.
There are two bathrooms, three formal and informal living areas, generous hallways and an open plan kitchen.

The listing states that the water has been tested to drinking quality.
The bore water is pumped back to the shed and then to two 25,000-litre poly tanks to be reticulated throughout the property for livestock, gardens and trees.
The total water storage on the Shepherd Road property is over 100,000 litres.
Montauban is also connected to Orange town services, including weekly garbage collection and town sewerage.
The cattle yards are serviced by a laneway for easier stock management.
There is a fully enclosed 30m x 13m drive-through workshop with industrial spec concrete floor, offices and overhead gantry crane.
An open truck shed doubles as a hayshed if required.
Recreational activities are not currently permitted on the lake, other than rowing by Kinross Wolaroi School.
The property has a price guide between $4.5 and $5 million.
