Perhaps there is a clue in the sales pitch for this 145-year-old homestead, on the market in the $5 million to $5.3 million range.
"Located 4.5km from Orange CBD, three minutes from the Dudley Hospital & eleven minutes from the Orange Health Service," reads the spiel for 190 Ophir Road.
Who in Orange might have that kind of dough, and would want to be close to medical services? A surgeon, perhaps? A psychiatrist?
At any rate, this landmark property - registered with the National Trust - is set on 40 acres and overlooks Suma Park Reservoir.
"A holding originally part of an 1843 land grant, with an historic Edwardian/Federation homestead, built between 1877 & 1898," reads the listing on the Domain website.
When you're buying a home for this kind of lolly you want a string of superlatives and other nice things in the sales pitch, and the agents don't disappoint.
Flawless grandeur ... picturesque ... impressive ... classic ... lavish ... stately ... stunning ... discerning ... quality ... tightly held enclave.
"Suma Park commands attention the minute you approach the entrance," reads the listing.
"Established Plane Trees flank the meandering gravel driveway past a renovated guest house to the privately situated National Trust registered property.
"Entering the stately entrance hall, generously sized bedrooms with high ceilings lead the eye through beautifully preserved leadlight windows to stunning garden & water views, heralding the sheer proportion that exists within."
And: "Numerous formal & casual living zones, compliment [sic] the formal dining room & kitchen area, effortlessly catering to today's modern families."
The main homestead has five bedrooms, office, two bathrooms, three toilets, drawing room, sitting room, dining room, sunroom and breakfast room.
There is also a separate self-contained two-bedroom guest house.

There are pine floor boards, original mosaic tiles and "quality carpet" throughout.
