Do you know the way to Rosemary Lane? (And other adventures in Orange real estate)

A house with an approved DA for a modern luxury residence in one of Orange’s hidden gem locations is on the market.
The task I set myself was to find 42 Rosemary Lane without the assistance of a talking phone map.
I knew it was close to the CBD, and somewhere in the vicinity of Hill, March, Prince and Clinton Streets. But I hadn’t recalled ever noticing it, or using it as a rat run.
It took a few laps until I spotted an entrance. Rosemary Lane runs from Woodward Street/Mitchell Highway east to Hill Street, crossing Sampson and Clinton streets.
Number 42 is said to be at the premium end of Rosemary Lane. The laneway has been described as quaint, which is fair. It looks like the type of place purpose-built for a street party.
Best of all, it seems quiet. I visited on a couple of days this week and it was all but silent. As if you’d entered another zone.
Houses on Rosemary Lane are, not surprisingly, tightly held, as such peaceful locations so close to the CBD are thin on the ground.
Architecturally, the street is a bit of a mish-mash, but that’s Orange. Older properties blend with things built in the 1970s and beyond.
At 42 Rosemary Lane the house for sale is around 40 years old.
It has four bedrooms and one bathroom (second toilet in laundry) and sits on an 828-square-metre block.
It has a double carport and a four-car garage; separate lounge/family area with gas heating; separate dining/kitchen area with electric wall oven and cooktop; modern bathroom with shower and bath.
The listing states the property is currently running as an AirBNB, returning $58,190 gross for 22/23.
A development application has been approved to build a 403-square-metre “heritage-inspired 5-bedroom home with a double garage and swimming pool”.
According to realestate.com.au the house last sold in 2014 for $330,000. The good old days.
The house goes to auction through Belle Property on October 17, 2023.
In other real estate news, a striking property at 55 Gorman Road west of the CBD has been listed.
Set on more than 2ha, the house has five bedrooms, four bathrooms and parking for six cars.
The kitchen includes a 1100mm Belling stove with induction top, stone bench tops, an integrated coffee machine and a bar area.

Its architectural style is described by the Historic Houses Association of Australia (HHA) as “modest colonial ecclesiastical”.
It’s on the market for $2.6 to $2.8 million through One Agency Orange.
